Magin/Beach
Appraisal Services prides itself in the quality of its product and the
promptness of its “turn-around time” and delivery. Magin/Beach is owned and operated by Gloria C. Magin since May
1990. We currently have a staff of 4 full-time New York State licensed appraisers
and cover a total of 9 counties. Our servicing counties are as follows:
Monroe, Wayne, Ontario, Livingston, Genesee, Orleans, Wyoming, Seneca and
Yates. Our typical
“turn-around” time, from order to delivery is 5-7 days.
If circumstances prevent an appraisal from being back into your
hands within 5-7 after we receive the order, we will notify you promptly.
As
an extra service, we will also run a search of our comparable database in
order to locate similar sales within your subject’s neighborhood. By
this search, we are able to provide you with an estimated value range for
pre-determining loan applications.
The
Uniform Residential Appraisal Report (URAR), and all other standard
appraisal forms, are utilized. Each report is reviewed prior to delivery
in order to ensure its quality and its conformance to all USPAP standards.
Our digital cameras and high-quality printers add to the professionalism
and quality of each report. We also have all of the possible e-mail
capabilities including ACI, Lighthouse, B-Emergis and Adobe (pdf) for even
faster delivery.
Our
extensive database for comparable sales includes a computer link to the
Greater Rochester Board of Realtors Multiple Listing Service and Land Data
which provides assessment data for all of servicing counties. Our plat
maps and flood maps are computer-generated for up-to-date service. Census
tract data is also computer-generated for up-to-date service. We carry
“Errors and Omissions” insurance ($1,000,000 liability coverage)
as required by most Lenders.
